You’re finding more success in winning bids in the current climate compared to hotter markets of the recent past. 🏡 FEBRUARY MARKET UPDATE The volume of closed sales dipped by 25% compared to last year in Greater Nashville, while the available inventory increased by 147%. Days on the market are now 59, compared to 29 in 2022. We've returned to a much more normalized market where buyers have actual negotiating power. ❄ 𝗝𝗮𝗻𝘂𝗮𝗿𝘆❄ saw a year-over-year appreciation of 6% for single-family homes in the Greater Nashville area. Condominium prices were up about 5%. The available inventory of homes was up 144%, but gosh, did we need it. The volume of closings was down 31%, reflecting the push of higher interest rates. Buyers enjoy more choice and negotiating power as the typical home sells more than 2% under the list price, often with other concessions such as interest rate buy-downs or closing cost assistance. Still, it's important to note that these figures reflect a slight seller's advantage. Most areas have less than 3 months of available inventory - a number we refer to as the #AbsorptionRate. The buyers will have the upper hand once that number gets closer to 5-6 months of inventory. It will be interesting to see if that happens in the spring. We think it won't happen - at least in our area. Homeowners with secured interest rates in the 2-3% range aren't likely to give that up unless they must (marriages, babies, death, divorce, job transfers, etc.). Yes, the market feels very different than it did six months ago. The folks at @keepingcurrentmatters have this right though. Buyers have more options, AND sellers are making good on recent equity gains (though it may take more time and a few concessions). The market is slowing; normalizing due to the higher rates. Sellers who prep well and price correctly are still finding eager buyers. America is still short by about 5 million housing units. It will take years to fix that- if we ever do. First-time homebuyers who couldn’t compete a season or two ago now have options. Time will tell if the values will hold. We think they will in Nashville, but it won’t be the same story everywhere. How’s the market? It’s still red hot. Other parts of the country are starting to see some slow downs. In our area, we still don’t have enough inventory for many buyers to be deterred. We have been noticing more price reductions recently. I suspect we will see that the number of showings will be somewhat decreased once the June numbers arrive. Interest rates have risen quite a bit and that is expected to continue until the fed is able to curb inflation. Overall the Nashville market is still very attractive to both investors and folks fleeing higher dollar areas. 𝐅𝐢𝐫𝐬𝐭, expect that the supply of homes for sale will continue to be the number one issue in Nashville real estate. Supply has become a growing issue over the last few years due to increased local demand, a decade of below-average new construction volume, and an antigrowth sentiment in many communities. Across the nation, we need five million more new construction homes today to be a balanced market. At the current rate, it will take five to ten years for the national supply and demand to stabilize. 🎯🌱 Tennessee has seen a growth of more than 564,000 people over the past decade, bringing the total population to 6.9 million, Census data shows. Nationally, metropolitan areas grew as smaller rural communities shrank. Tennessee saw similar trends. A majority of newcomers to Tennessee settled down in Davidson County and the counties surrounding Metro Nashville. Davidson County now has 715,884 people, an increase of 14.2% from the 626,662 people from 2010. The uptick accounts for 15% of the statewide growth over the past decade. "That equates to one new resident per hour for the last ten years," said Nashville Mayor John Cooper in a Thursday tweet. But neighboring counties grew at a faster pace. Williamson County, for example, saw a 35% jump in population over the past decade. A increase of more than 64,000 people brought the total population to more than 247,000, data shows. Sellers definitely still have the advantage. I’ve heard rumblings at the national level of a softening, but we are not feeling that here in #Nashville. The respondents to the survey aren’t feeling it either. Here are more highlights from Fannie Mae’s Home Purchase Sentiment Index: •77% of consumers said it’s a good time to sell, up from 67% last month. Fifteen percent of respondents said it’s a bad time to sell. •64% of consumers said it’s a bad time to buy a home, up from 56% last month. Thirty-two percent of respondents said it’s a good time to buy a home. •48% of respondents said they expect home prices to rise over the next 12 months, up from 47% last month. •57% of respondents expect mortgage rates to go up over the next 12 months, up from 49% last month. Thirty percent expect mortgage rates will stay the same and 6% expect rates to decrease. •88% of consumers say they are not concerned about losing their job over the next 12 months, up slightly from 87% last month. •27% of respondents say their household income is significantly higher than it was 12 months ago, a drop from 29% last month. Fifty-six percent of respondents say their household income is about the same as last year while 13% say their household income is significantly lower.

Right now, there are more Realtors® in the US than there are houses 🏘 for sale. Housing inventory remained at a record low of 1.03 million units at the end of February, down by 29.5% year over year, which is a record decline. A severe lack of new construction and major construction delays homes aren’t helping matters.

We all know the market is 🔥, but I believe this is a first. According to @realtracs during the month of April, the average sales price of a single family home exceeded the average asking price in every single Middle Tennessee county. Williamson county leads the pack with the average home selling for 2.6% over asking price. With the median price in #WilCo now over 660k, we aren’t talking about about small amounts of cash here. It’s definitely an intimidating time to be a buyer, but the still-low interest rates and the promise of more and more high-paying jobs from Amazon and Oracle mean that this isn’t a bubble.
